Planning for self-builders

The initial planning phase of the self-build process is crucial to ensuring that we understand your needs and priorities. We start by mapping out a project tailored to your vision, including initial assessments of the site, understanding any constraints on the site from the Planning Department, and then creating outline design proposals to fit those, and establishing a budget and timescale.

We will meet and discuss the plans for your self-build home with you, and modify them to find a design that you are happy with. Once the outline design is finalised, our team of self-build architects then create and lodge an application for planning permission and address any issues raised by the Planning Officer.

If the Planning Permission status of your project is particularly contentious we can work with Planning Consultants to navigate through the intricacies of planning law and help put forward the best case for your home.

From technical drawings to sourcing a suitable contractor

Once the planning phase is complete, we move on to creating the technical drawings for the project. Our team will work closely with the structural engineer, and other consultants required, including helping to coordinate the SAP calculation to manage the energy use of the house.

We also lodge a building warrant/ building regulations application at this stage and work with the assigned Building Control Officer to address any queries they may raise. After this we can then draft comprehensive construction drawings and find the right building contractor through tendering, making sure that we cover everything down to the last detail.


Site visits and reports for self-build homes in Scotland

During the build process, our team of self-build architects provide input tailored to your requirements, with as much or as little as you need. We can conduct regular site visits and reports, handle the contract administration, overseeing that everything is running smoothly and within budget and timeframe during the construction process. Our role can extend to seeing the build through to completion and resolving any issues that might arise.
